Park Regulations & Ownership:
Q: How long is the static park open each year?
- A: Our site is licensed for holiday use for 11 months of the year (our Lodges have a 12 month licence). You must have a main residential address outside of the park, as you cannot live here as your primary residence.
Q: Can I sublet my holiday property?
- A: No. Subletting is strictly forbidden. This helps maintain the park’s security and community atmosphere.
Q: Is there an age limit on how long my caravan can stay on the park?
- A: No, we don’t operate an age restriction. As long as you keep your holiday home clean and tidy, you are welcome to stay. If you choose to terminate your tenancy, we will buy back your caravan at the current market value, as determined by Glass’s Guide.
Q: Can my family and friends visit or use my caravan in my absence?
- A: Yes, of course. We welcome your family and friends. Please inform reception if they will be staying while you are away.
Q: Am I allowed to sell my holiday property?
- A: Yes. You can sell your caravan back to Bank Farm or privately off-park.
Q: Can I bring a static caravan onto the park from elsewhere?
- A: No. We offer a range of new and pre-owned caravans available for purchase on-site.
Pets & Parking:
Q: Can I bring my pets?
- A: Yes, pets are welcome (up to a maximum of two). We ask that dogs are kept on leads around the park and are not left unattended. Please clean up after your pets.
Q: Where do I park my car(s)?
- A: Most pitches have one designated parking space next to the caravan. Additional free parking is available nearby.
Caravan Purchase & Costs:
Q: What is included in the caravan price?
- A: The price includes siting and connection to sewage, water, gas, electricity, and a TV point, plus three rows of slabs the length of the caravan.
Q: What is not included in the caravan price?
- A: The annual site fees are £2851.22 for static caravans and £3196.66 for lodges, payable on or before April 1st each year. An annual service charge for gas and electricity usage is billed separately. You are also required to have your own insurance and provide us with a copy of the certificate. We can connect you with our preferred insurance provider for a quote if you’d like.
Q: How do I go about buying a caravan?
- A: You can purchase a caravan with cash (upto the legal cash limit) cheque, card, bank transfer, or through a specialised finance company.
Q: Is there a warranty on purchases?
- A: Yes, there is a 12-month warranty on all new caravans and a 4-month warranty on pre-owned caravans.
Decking & Other Questions:
Q: Can I have decking installed on my caravan?
- A: Yes, in most cases this can be arranged. Plans must be approved by the park to ensure they comply with park rules and fire regulations and are made of non-combustible materials.
