It’s an exciting journey, and most of our owners start by exploring our website or social media pages to get a feel for the park and see our up-to-date selection of holiday homes. Once you’ve got a "flavour" of what we offer, the next step is to come and see us in person. We invite you to our Hospitality Suite, which is a relaxed, strictly no-pressure environment where you can meet the team over a cup of tea and a chat. We aren’t here for the "hard sell"; we’re here to help you find what’s genuinely right for you. We’ll take the time to chat about your needs: are you looking for a plot near the pool, or perhaps a quieter spot further away? Do you need two bedrooms, or more? We’ll even help you decide if Bank Farm is your perfect fit, or if our sister park, Lodge Coppice, might be a better match for your lifestyle. We’ll talk through your budget and discuss whether you’re after something brand new or a pre-loved model and tailor the right package for you. Once you’ve made your decision and paid your deposit, it typically takes just a week or two to complete the process and hand over the keys so you can start enjoying your new lifestyle.

Both options have their own charm! New homes offer the latest designs, modern technology, and that wonderful, crisp, "brand new" feeling. Our pre-loved homes are slightly different from what you might find elsewhere. We don't buy in second-hand units from outside sources; every pre-loved home we sell is one that we originally sold brand new ourselves. We know their full history, we know who owned them, and we know they’ve only ever been here at Bank Farm. We take great care in vetting them and know that they are always kept in fantastic condition. You can be confident that you're getting a quality holiday home that hasn’t been "lived in" hard.

We are happy to sit down and discuss the costs associated with owning a holiday home in detail during your visit, so you know exactly what to expect. This year’s annual site fees are £3,277 (inc VAT) for static caravans and £3,671 (inc VAT) for lodges. Site fees are payable by 1st April each year. In addition, there are annual standing charges for utilities: £20.00 for electricity and £60.00 for gas. These standing charges are applied to your account annually.  Your actual usage (units of electricity used and litres of gas consumed) is billed periodically. We aim to read meters and issue utility invoices intermittently throughout the year, rather than on fixed monthly dates. This ensures you only pay for the energy you have actually used since your last reading. Ofgem regulations prohibit profiteering from recharges, so you can be assured that the unit price you pay is the same as the one we are charged. You do not pay council tax or water rates for a holiday home.

Finally, you’ll also need to insure your holiday home and provide a copy of your insurance certificate upon purchase and renewal.  This is mandatory.

We are a park with licence to be open for 11-months, which means we close our doors for the month of February to allow for essential maintenance and a little bit of quiet time for the park’s team. For the rest of the year, you’re free to make the most of your holiday home as often as you like, whether you’re here for a quick weekend getaway or a longer break in the countryside.

Bank Farm is a holiday park, not a residential site. Our holiday homes are for recreational holiday use and are intended as your perfect countryside escape, not for full-time permanent residency. We’re happy to clarify our license terms with you during your visit to ensure you understand exactly how you can enjoy your home throughout the season.

Absolutely! We know that for many, a holiday home isn't a home without your four-legged family members. We have a dedicated dog agility area that is ideal for letting them run loose in a safe, enclosed environment. We just ask that all our owners help us keep the park looking beautiful; please remember to be a responsible owner and always "take your parcels with you" when your dog leaves any behind!

We do offer a part-exchange scheme, but it is exclusively for our existing owners here at Bank Farm. If you already own a holiday home with us and would like to upgrade to a newer model (or in some cases, even downsize if your needs have changed) we would be happy to discuss the options with you. Because we like to keep our park community consistent, we don’t offer part-exchange for holiday homes located at other parks; this service is strictly for our current owners looking to move into a different home within our park.

When you purchase a brand-new holiday home, the manufacturer provides a comprehensive 12-month warranty, which covers the home and its fittings, giving you complete peace of mind from day one. For our pre-loved models, the home carries over any remaining manufacturer warranties. Additionally, we provide a 3-month Bank Farm warranty on all pre-loved purchases. This is specifically designed to cover any initial "teething problems" that might pop up; if you spot anything that needs attention shortly after moving in, just let us know and we’ll get it sorted for you.

Simply put, we do not allow subletting at Bank Farm. We pride ourselves on creating a real community here, not a transient holiday site. When you come down for the weekend, we want you to know exactly who is in the home next door. You’ll get to know the characters and faces of the park, build those long-term friendships, and enjoy the peace and quiet that comes from having owners who genuinely care for their holiday homes. The issue with subletting is that it often brings in visitors who are only here for a night or two, which can lead to late-night noise, parties, and anti-social behaviour that just doesn't fit the Bank Farm ethos. Because our owners are the ones using their holiday homes, everything stays well-kept and the atmosphere is safe, quiet and relaxed. You are, however, very welcome to let your immediate family use your holiday home when you aren't using it yourself!

We like to think we’ve found the "sweet spot" for holiday living. For many of our owners travelling from the Black Country and Midlands region, we’re just over an hour’s drive away. That’s the perfect distance, close enough to pop down for some spontaneous time away, yet far enough that as soon as you unlock your door, you have left the daily grind behind. Beyond the perfect journey, you’re stepping into an environment that is truly special. Our facilities are the envy of parks across the region, including those over the border in Wales. We are proud of the features like our outdoor heated swimming pool that you just won't find everywhere. When you combine that with our location, you get the best of both worlds: you are immersed in the stunning natural beauty of the Wyre Forest and the Severn Valley, but you’re also just a short hop away from great days out like the Severn Valley Railway, the West Midlands Safari Park, and charming local market towns. It’s not just a holiday home; it’s the perfect balance of rural peace and a vibrant lifestyle.

Yes, absolutely. When you book, you get both lodges and the walled garden that links them. Our friendly dogs might pop by to say hello, but you won't share the space with any other guests (unless the goats escape, we are a working farm, you know!).

There is no minimum occupancy. Whether you are a couple looking for a spacious, private romantic escape or a group of up to 11 family and friends, the rate is simply £75 per person, per night, with a 2-night minimum stay.

The Glamping Lodge sleeps up to 11 people comfortably. On the ground floor, there is one double bed and one single bed. Up in the eaves, there are four private, curtained twin-bed pods which are perfect for giving guests their own cosy space.

We take care of all the essentials. High-quality bedding, fresh towels, and comfortable spa robes are fully included in the price for every guest in your party (oh! And a little extra treat, slippers too!).

The lodge features a well-equipped self-catering kitchen. It includes a fridge-freezer, microwave, kettle, toaster, and handy modern appliances like an air fryer and a slow cooker so you can have a meal ready after a day out.

You don't have to cook!  The big supermarkets and several local takeaways deliver directly to the holiday park, giving you plenty of easy dining options.

They are just a short stroll away from each other, connected safely and securely by your own private walled garden. It takes less than a half a minute to walk between the two.

The Spa Lodge is your private wellness zone. It houses an indoor infrared sauna, a secondary dining area, comfortable seating, large wall mounted colour TV, a bar area, and our popular infinity balcony with panoramic views of the valley. Right next to the Spa Lodge is the large swim spa, hot tub, jacuzzi (it’s a huge one!).

Check-in is from 15:00* on your arrival day, and check-out is by 10:00* on your departure day to allow us time to deeply clean both large lodge spaces. If you need an earlier check-in or later check-out, please ask and we will always try our best to accommodate you. However, if we have bookings arriving or departing on the same day, our flexibility will be limited.

* Riding bookings will be taken into consideration.

Yes! We are a perfect base for equestrian holidays. Stabling and paddocks are available right on-site at the Bank Farm Equestrian Centre, allowing you to bring your own horse along on vacation (we also have ample parking for your trailer or horse box.)

Absolutely. We offer quality horse hire and a wide range of our own Signature Experiences, including riding lessons, forest hacks, cross-country rides, ménage hire (we have 2) and the unique experience of paddling in the River Severn (Sorry but we don’t have learning ponies, so you must be able to trot and be over 12 years old.)

The lodges are just a 5-minute walk down to the river's edge. If you have heavy fishing gear, there is also vehicle parking available even closer to the banks for your convenience.

Yes, you will need an Environment Agency rod licence for our pools and a BAA (Birmingham Anglers Association) licence too for the River Severn.

Yes, your booking gives your party full access to all park facilities. This includes the heated outdoor swimming pool, a 9-hole pitch & putt golf course, the children’s play area, the outdoor gym, the dog agility course and the multi-sport court.
